Keys to a first home
$10,000

First Home Owner Grant available for new builds in WA. We’ll check what you qualify for.

Grants and schemes that could save you thousands.

Most first home buyers don’t realise how much help is on the table. Here’s what we’ll check for you in our first chat.

WA Grant

First Home Owner Grant

Buying or building a brand-new home? You could receive $10,000 from the WA Government towards it. We’ll handle the application paperwork with your loan.

Low Deposit

Buy with as little as 5% deposit

Under the Home Guarantee Scheme, eligible first home buyers can purchase with a 5% deposit and skip Lenders Mortgage Insurance, which often saves $10,000 to $30,000.

Stamp Duty

Pay less (or no) stamp duty

WA first home buyers get generous stamp duty concessions, and many pay nothing at all. We’ll calculate exactly what applies to the price range you’re shopping in.

Family Help

Guarantor loans

If mum or dad can offer part of their home as security, you may be able to buy sooner with little to no deposit. We’ll make sure everyone understands the fine print.

From first chat to first keys, here’s how it goes.

1

Say hello

A relaxed chat by phone, in person, or over coffee. We’ll talk goals, savings, and what “affordable” actually looks like for you. No jargon, no judgement.

2

We find your options

We research 90+ lenders and every grant you qualify for, then bring back a shortlist of loans that genuinely fit, with honest pros and cons for each.

3

Get pre-approved

We package and lodge everything for pre-approval. Once it’s ticked, you’ll know your exact budget, usually valid for three months. Let the house hunting begin.

4

Offer, settle, celebrate

Found the one? Make your offer while we drive the application through to settlement. We’ll tell you the moment the keys are officially yours.

James and the team have been fantastic in organising my finances. They recently helped refinance my home loan to a much better rate, found excellent options for my personal insurance, and my superannuation is now growing rapidly.

First-home questions we hear every week.

How much deposit do I really need?+

The classic answer is 20%, but most of our first home buyers get in with far less. With the right scheme, 5% can be enough. We’ll work out the fastest realistic path for your savings.

What’s LMI, and can I avoid it?+

Lenders Mortgage Insurance is a one-off premium lenders charge when your deposit is under 20%. It can run into tens of thousands, but government guarantee schemes, guarantor loans, and certain professions can avoid it entirely. This is exactly what we sort out for you.

Should I get pre-approval before house hunting?+

Yes, almost always. Pre-approval tells you your real budget, shows agents you’re serious, and lets you move fast when the right place comes up. It typically takes one to two weeks and is usually valid for three months.

Does using a broker cost me anything?+

In most cases, no. We’re paid by the lender you choose, not by you. If a fee ever applies to your situation, we’ll tell you upfront, before anything is signed. See exactly how we’re paid →
