Working with a broker
Do I have to pay you for your service?+
In most cases, no. We’re typically paid by the lender, not by you. If a fee ever applies to your situation, we’ll agree on it upfront, before any work starts.
How is a broker different from going to a bank?+
A bank can only offer its own products. We compare across 90+ lenders: major banks, digital banks, credit unions and specialists. More options, and advice that’s legally required to be in your best interests.
Do I have to take the loan you recommend?+
Never. You get a shortlist with honest pros and cons, and the decision is always yours. If nothing feels right, we keep looking.
Are you actually local?+
Yes. We live and work in the South West and service Byford, Mandurah, Armadale, Rockingham, Serpentine and beyond. You can call us, meet us, and find us again after settlement.
Deposits, grants and buying
How much deposit do I really need?+
The classic answer is 20%, but most of our first home buyers get in with far less. With the right scheme, 5% can be enough. We’ll work out the fastest realistic path for your savings.
What is LMI, and can I avoid it?+
Lenders Mortgage Insurance is a one-off premium charged when your deposit is under 20%. Government guarantee schemes, guarantor loans and certain professions can avoid it entirely.
What grants can first home buyers get in WA?+
The $10,000 First Home Owner Grant for new builds, generous stamp duty concessions, and low-deposit guarantee schemes. We check every one of them for you automatically.
Can I use equity instead of a cash deposit?+
Often, yes. If you already own property, the value you’ve built up can act as your deposit for the next purchase or an investment property.
Process and timing
How long does the whole process take?+
From first conversation to pre-approval is typically one to two weeks, depending on how quickly documents come together. Pre-approval to settlement is usually another four to six weeks.
How long does pre-approval last?+
Usually three months, and most lenders will refresh it if your search runs longer. We handle the renewal.
What documents will I need?+
Typically ID, payslips or business financials, and statements for savings and debts. We give you a simple checklist so it’s one trip, not ten.
What happens after settlement?+
We stay in touch, monitor your rate against the market, and check in as your situation changes. If your loan stops being the right one, you’ll hear it from us first.
Tricky situations
What if I’ve been declined by a bank before?+
One bank’s no doesn’t mean every bank will say no. Different lenders have different criteria, and we know which ones suit your profile before we apply.
I’m self-employed. Will that be a problem?+
Not at all. We work with lenders who understand business income, add-backs and alternative documentation. It’s one of our specialties.
Should I fix my rate or stay variable?+
It depends on your plans and appetite for certainty. Splitting the loan between fixed and variable is often the smart middle path. We’ll model the options with real numbers.
My credit history isn’t perfect. Is there hope?+
Usually, yes. Specialist lenders look past old hiccups, and a clear plan can rebuild your position for a mainstream refinance later. We’ll give you an honest read.
